Estimator – Residential Home Builder

Distinctive Homes is now seeking an experienced Residential Home Estimator to join our team.
About the Role
Reporting to the General Manager, you will be responsible for Sales and Production Estimating. You will understand construction and be an integral member of, and work closely with Sales, Drafting, Selections and Construction whilst liaising with suppliers and subcontractors. This is a hands-on role that combines technical estimating expertise, cost control, supplier management, and continuous development and improvement of the estimating process.
Key Responsibilities
Develop and maintain estimating systems, templates, databases, and pricing schedules.
Drive process and workflow improvement initiatives within the estimating function.
Maintain a strong focus on accuracy, turnaround times, and customer outcomes.
Support the Sales Consultants throughout the sales process by assisting and training consultants in preparation of sales quotations.
Review pre-contract sales quotes, plans and specifications to ensure the sales quote is accurate, and the plans comply with building standards and code requirements.
Preparation and pricing of post contract design and selection variations.
Preparing detailed construction estimates, quantity take-offs, and costings
Monitor and investigate cost overruns, analyse material, labour costs, and provide recommendations on pricing strategies.
To Be Successful for This Position You Will Have
A minimum of 3 years estimating experience within an Australian residential builder (preferably a volume custom home builder) as either a Sales or Production Estimator
Demonstrated residential construction knowledge or a Certificate IV in Building and Construction.
Sound understanding of standards and the Building Code of Australia (BCA) as they apply to residential construction.
Demonstrated ability to read and interpret construction drawings, specification, engineering plans and supporting documentation.
A sound understanding of the residential construction industry, workflows, methods, and terminology.
Current knowledge of the South Australian residential construction market and costs
Proficiency with estimating software (preferably Constructor) and Microsoft 365 (Word, Excel, Outlook & Teams)
Commitment to accuracy driven by an attention to detail and strong numerical and analytical skills.
Excellent organisational and time management skills with the ability to meet deadlines and manage multiple estimates and tasks simultaneously.
Excellent written and verbal communication skills and the ability to liaise clearly and confidently at all levels.
