At The Switch, we're redefining accommodation — creating spaces that are inclusive, dynamic, and community-led for the next generation of students, creatives, and young professionals. Our Sydney portfolio comprises two assets: 18 Doncaster Avenue, Kensington (250 beds) and 23 Lachlan Avenue, Macquarie Park (491 beds, opening October 2026) — 741 beds total.
We're looking for an experienced Facilities Manager to lead the full facilities function across The Switch's growing Sydney portfolio. Based at Macquarie Park, you'll bring a portfolio-wide mindset — ensuring maintenance, safety, compliance, and operational standards are delivered consistently across both assets.
This is a hands-on leadership role with real scope and ownership. You'll provide daily direction and mentoring to a Maintenance Coordinator based at Kensington, manage contractor relationships, oversee WHS compliance, and ensure every building is safe, functional, and ready for residents.
• Lead end-to-end facilities, preventative, and reactive maintenance across both buildings
• Manage the maintenance workflow in Sorted — ensuring jobs are responded to within SLA, kept up to date, and closed promptly
• Provide daily guidance, mentoring, and workload oversight to the Maintenance Coordinator
• Communicate proactively with residents about maintenance scheduling, access, and job completion
• Issue Notices of Access in line with legislative requirements
• Manage contractor sign-in/out, quotes, scopes, scheduling, supervision, and quality of work
• Oversee the 10-year lifecycle plan and recommend capital works to the GM
• Support mobilisation and defect management during the new asset's stabilisation phase
• Lead WHS compliance, daily building walks, incident reporting, and SWMS documentation
• Manage facilities budgets, procurement, warranties, and service documentation
• Support the operations team on room readiness and turnaround during tenancy transitions
• 3–5 years' experience in facilities management within hotels, student accommodation, commercial property, or a related environment
• Strong knowledge of WH&S, fire safety, building compliance, and relevant NSW legislation
• Proven experience managing contractors and service agreements
• Trade background and/or hands-on property maintenance experience highly regarded
• Strong problem-solving skills with high attention to detail
• Excellent communicator — able to engage residents, contractors, and internal stakeholders with clarity and professionalism
• Highly organised, self-driven, and calm under pressure
• Tech-savvy and comfortable with maintenance management and building systems
